For apartment associations in Chennai, a working lift is not a convenience — it is a shared utility that affects every resident on every floor above the ground. When lifts break down frequently, it creates frustration, safety concerns and maintenance headaches. Most avoidable breakdowns have a common cause: inadequate routine maintenance. This checklist helps apartment associations stay on top of lift health between technician visits.

Monthly checks — what residents and security staff can observe

These checks do not require a technician. They are simple visual and operational observations that can be made by building staff or an alert resident:

  • Cabin cleanliness: Clean the cabin floor, walls and buttons regularly. Dust accumulation inside button panels can cause false activations.
  • Door operation: Watch the doors open and close. They should move smoothly without jerking, grinding or struggling to close. A door that bounces back repeatedly may have a misaligned sensor.
  • Unusual sounds: Listen for grinding, clicking or banging during travel. These often indicate rope wear, guide rail lubrication issues or loose components.
  • Vibration: A smooth ride is a good sign. Noticeable shaking or jerking during travel or at stops is worth logging and reporting to your maintenance provider.
  • Cabin levelling: Check if the cabin floor is level with each landing floor when the lift stops. A gap or step (even a small one) is a trip hazard and should be reported immediately.
  • Emergency light: Verify the emergency light comes on when the main cabin light is switched off manually.
  • Intercom / alarm button: Test the alarm button monthly and confirm someone (security, building manager) can hear the alarm from inside the cabin.

Quarterly checks — what a technician should do

A trained lift technician should visit at least once every three months. A thorough quarterly visit covers:

  • Ropes and chains: Inspect for wear, lubrication and tension. Rope condition is a primary safety parameter.
  • Guide rails and rollers: Check lubrication and alignment. Worn rollers or dry rails cause vibration and accelerate wear.
  • Drive and motor: Check motor temperature, electrical connections and drive performance.
  • Controller and safety circuits: Test all safety devices — governor, buffers, overspeed limiter, overload sensor and emergency lowering function.
  • Door operator and lock mechanism: Adjust door closing speed and force if needed. Test interlock function on each landing.
  • Pit inspection: Check for water ingress, debris and condition of buffer and pit switch.
  • Lubrication: Apply appropriate lubricant to all specified points including guide shoes, rope grooves and door tracks.

Annual inspection

In Tamil Nadu, lifts require an annual inspection and renewal of licence under the Tamil Nadu Lifts Act. The inspection is carried out by a certified Lift Inspector from the Factories and Boilers Department. The lift must be in proper operating condition and all safety devices must be functional. Your AMC provider should help prepare the lift for this inspection and accompany the inspector during the visit.

What a good AMC should include

When evaluating an Annual Maintenance Contract for your apartment lift, check that it covers:

  • Number of scheduled visits per year (minimum quarterly, preferably bi-monthly for high-use lifts)
  • Response time for breakdown calls (ideally within 4–8 hours)

  • Clear terms on what parts are covered and what requires a separate quotation
